The villa with a contemporary architecture, is entirely on one level and recently built in communion with nature, consists of:
- Day area: Open space living space, with entrance, dining room, living room, kitchen, all opening onto a furnished terrace of 330 m² with large French windows, toilet, and cloakroom.
- Night area, with five double bedrooms, each with a dressing room and a private bathroom with shower. Among these, the spacious master suite stands out for its view of the pool.
- The villa is very bright thanks to the patio doors in all rooms, all of which overlook the park and terrace.
- In addition to the refined furnishings, it is important to mention the choice of fully electric and ecological energy: solar panels for domestic water, reversible heat pump with controlled mechanical ventilation with double flow that allows you to live in both summer and winter, electric blinds with anemometer and video surveillance system.
Chioggia, with a population of 50,000 in winter and 300,000 in summer, is a lively city all year round, which is currently undergoing a transformation thanks to the new municipality's desire to make the city more attractive to tourists by promoting the restoration of palace facades, opening new shops and, above all, allowing new restaurants to occupy the terraces along the Vena canal, one of Chioggia's most picturesque spots.
Since this spring, cruise ships (MSC, Costa…) that are no longer able to disembark in Venice are now berthing at the quayside in Chioggia, which has and will continue to increase the attraction of this dynamic city on an international level.
Building structure:
- Traditional construction with reinforced concrete pilasters (15 tonnes of reinforcement) and 30cm honeycomb terracotta perimeter walls with 12cm insulating mantle. Traditional interior plaster.
- BA13 ”Knauff“ partitions.
- Flat roof with false ceiling in B13 and 10cm rock wool, 50cm ceiling void, 30cm thick joists and hourdis, 20/30cm polyurethane, lightweight concrete, waterproofed cross sheathing… (total thickness of the roof terrace approx. 50/60cm).
- ”Vimar“ electrical installations
- ”Paffoni“ taps
- Energy performance currently being validated (will be > B)
Because of the villa's position in relation to the prevailing winds (sea), its energy costs are very low, particularly thanks to its bay windows, which allow maximum use to be made of the winter sunshine. The air conditioning only runs for a few hours a day (around 15 days a year), even in the hottest weather.
