Significant price reduction. Imagine a house that really connects you with nature. A house where you feel like at a cottage. A house where the street ends, where a stray doe might greet you in the morning, a house in an oasis of trees that remind you of the colors of autumn and the blossoming life of spring. You can find this partly basement family house with a residential attic in the village of Kamenice, Prague East. It has a built-up area of 144.50 m², stands on a plot of land of 753.90 m² surrounded by greenery. The layout of the house is 4+1. The entrance on the ground floor is via an outdoor covered staircase to the hall. In this day part there is a living room (28.45 m²), a separate spacious kitchen (14.50 m²) with access to an outdoor covered terrace the entire width of the house (14.75 m²), a living room with a dining room and a fireplace (28.00 m²). This floor is complemented by accessories: entrance hall (3.15 m²), entrance hall (7.35 m²), large bathroom with toilet (6.73 m²), storage room under the stairs and utility room (2.70 m²). In the quiet part of the attic there is a bedroom (25.75 m²), a children's room (16.30 m²), a room for guests or a study (13.50 m²) and a large bathroom with toilet (8.65 m²). From the bedroom, there is a door to the balcony (3.40 m². There are storage spaces in the basement of the house. The basement is accessible from the outside. The house is brick (Porotherm P+ D), approved in 2006 and underwent partial reconstruction. Concrete floors with ceramics or floating. Internal doors with wooden panels, plastic windows. The roof is gabled with burnt tiles. There are 12 functional solar panels on the roof of the house. The land is flat, oriented to the NE. There is a large double garage attached to the front of the house. The terrace on the opposite side of the house is covered, a garden is grassed. The house is connected to municipal utilities, with the exception of gas (gas at the border of the property). It also draws water from its own well for irrigation purposes. It is heated by electricity, alternatively a fireplace is used. Kamenice is a village southeast of Prague. Its territory is considerably divided with characteristic valleys along the waterways. There are a number of ponds (Štiřínský, Struhařovský, Mlýnský, Dvorský and others). Almost half of the territory consists of forests. These natural conditions, combined with the proximity of Prague, make Kamenick an attractive and interesting area for living in a nice and healthy environment. The village offers a wide range of sports, cultural and tourist activities. It belongs to the Microregion Ladův Kraj (located between Prague and Sázava), named after the famous painter Josef Lad. For sports, there is, among other things, golf (Golf Štiřín — Ringhoffer Golf Club), minigolf, tennis, as well as suitable terrains for horse riding, hiking and cycling. Among the most important are, for example, the Greenway Prague — Vienna (international cycle route from Prague to Vienna). You will also find health, business, banking and school services here. The transport connection is the ROPID system (trains, buses) to Prague and other cities. The accessibility of the village to the road network and the D1 highway is excellent. I would be happy to personally show you around this house. However, before we meet, take the opportunity to take a virtual tour of it. I look forward to you.
